Two people, each with their own part of the project.
You speak directly with the people who do your design and run your site, from the first conversation to handover.
- The concept and the drawings
- The technical design and the line-item budget
- Coordinating the teams on site and the furniture workshop
- Checks on site, at every phase
Teodor Ninulescu
He draws the space and the technical design. He goes on site at every phase, and when something does not come out as drawn, he is the one who asks for it to be redone.
- The budget and the contracts
- Schedule and procurement
- Talking to the suppliers, in your place
- Inspection and snag list
Gabriel Țapu
He keeps the budget, the contracts and the schedule. He talks to the suppliers, so that you do not have to. When you ask how much longer it takes or how much is left to pay, Gabriel answers you with the figure.
We learned the method by building it.
We do design and build under one roof, and the drawings are made by an architect. That is how the line-item budget comes out of the technical design rather than an estimate, and the person who drew the plans is on site when they are built. We have taken jobs from measured survey through to handover and produced made-to-order furniture when nothing in a catalogue would fit.
The rules we work by today came from site: a line-item budget, because we wanted to know where every sum goes; half the labour paid only at the inspection, because otherwise you have no way to check; a weekly report, because the question “where are we” comes up anyway. And on a shop with a fixed opening date we learned to plan the schedule back from the day the space has to start earning.
You do not have to find anyone. For every trade we have several crews we have already worked with: electricians, plumbers and fitters, finishing crews, plus the workshops that make our furniture and the partners we buy finishes and building materials from. When one crew is not available, the site does not wait for it. You deal with the two of us. We deal with everyone else.
