Process

Every week you know where the project has got to.

Five stages, each closed with your approval. While the works run, you get photos from the site every week.

Conversation and survey

We meet you in the space, we measure, we talk about the budget and about the way you will use the place. You leave with an idea of what the design and the build would come to at your place, worked out from what we measured, not a pretty figure.

1 week –

Concept and 3D renders

You see the space in 3D renders, room by room, before the first order of materials. We change it together, and from the moment you approve it, it changes only through a variation order.

2–3 weeks 50% of the design fee

Technical design and budget

You get the construction drawings, the quantity schedules and the line-item budget, with a price on each one. From here on it changes only through a variation order signed by you.

2 weeks the remaining 50% · you sign the build, with the budget in the contract

Procurement and build

Every week you get a report with photos and with the progress on site. We order the materials, we check them on delivery and we keep the teams on schedule.

6–12 weeks materials up front · half the labour

Inspection and handover

At the inspection we walk the site together and write down what needs putting right. At handover we close that snag list point by point, and the space stays with you with the warranties in hand.

1 week the rest of the labour · final acceptance

The durations above are indicative. We set yours after the measured survey, when we see what there is to do.

Three things we do not change:

  • We change nothing without your written agreement.
  • You pay for the labour after you walk the site with us.
  • The report reaches you every week.

How long each stage takes.

The stages follow straight on from each other, with no gap between them. The exact dates come from the line-item quote, at the technical design stage.

01 · Concept and design

We draw up the 3D concept and the electrical, plumbing and levels drawings. We lock in the price of every line item by contract.

5–6 weeks

02 · Turnkey fit-out

We do the labour using the firms we work with, we put in the finishes and we make the made-to-order furniture in the workshop.

6–12 weeks

03 · Site coordination

We request quotes, negotiate and order on your behalf, and you deal only with us. We check every stage before you pay for it, and you get a weekly report with photos.

during the build

We check the materials on delivery, quantity by quantity, before they go into the job. The work schedule goes into the contract, after the quote.

Frequently asked questions

What you want to know before you sign.

What happens if we go over budget?

We change nothing without your written agreement. We set the price of any change before the work, not after, and if we get a quantity wrong, we cover the difference. If we open up the wall and find something other than what was visible, we tell you the price before we work, and you decide. After the technical design, the budget goes into the contract line item by line item.

How long does a turnkey fit-out take?

Between 3 and 5 months, from the first conversation to handover. For an ordinary apartment, the design takes 5–6 weeks, the works 6–12 weeks, depending on the floor area and the complexity. For commercial spaces we plan backwards, from the opening date, and for investment properties we tighten the schedule as far as the build allows. You get the exact deadline in the contract, not verbally.

Can I choose the materials and the furniture myself?

Yes. At every line item in the budget you get the possible options, with a price and with the arguments for each, and the decision is yours. If you want something outside the list, we check whether it fits technically and, if it does, it goes into the budget at its own price.

Do I need to visit the site?

You are not obliged to, but it is your space: come when you want. So that you do not have to, every week you get a report with photos, with the progress on site and with what comes next. You walk the site with us anyway at the end of each stage, so you see with your own eyes what is finished before you pay, and again at handover. The rest is our job.

Do you work on design only, without the build?

Yes. You can take the design alone, with the technical design and the quantity schedules, and build with your own team. We hold to the budget and the deadline only where we do the building ourselves.

What guarantees do I get at handover?

We give you a 24-month workmanship warranty from the date of handover, plus the manufacturers' warranties for materials and equipment, gathered in one folder. Over those two years we repair at our own expense whatever comes from our own work under normal use. It does not cover normal wear, knocks and damage after handover, work done by someone else after us, or materials you bring yourself. If the job falls under a regime that requires a longer term by law, the term in the law applies. Everything written here is written in the contract as well.
