The architect draws, the project manager coordinates. The same two people are there at the survey, at the orders and at handover.
The budget goes into the contract
Before you sign the build contract, you see the price of each line item in the budget. You pay the remaining half of the labour at the inspection.

The weekly report shows you in photos how work on your apartment is progressing. You can read it wherever you are.
If we get a quantity wrong, we cover the difference

Conversation and survey
We measure the apartment and talk about how you use it, what you want to change and your budget. The measured survey lets us tell you the starting price for your work.
Concept and 3D renders
The 3D renders show you how each room will look. You approve the concept before we order materials. After approval, we record any change in a variation order.
Technical design and budget
We draw the working plans after the concept and calculate the quantities for the work. We price each line item in the budget. From this point, we record any change in a variation order that you sign.
Procurement and build
We check the materials when they arrive. The teams follow the schedule in the contract, and the weekly report shows our progress in photos.
Inspection and handover
We walk through the apartment together at the inspection and write the snag list. We hand over the work once we have resolved every item. You also get the warranty file then.
What you want to know before you start a renovation.
How long does an apartment renovation take?
Allow between 3 and 5 months for an ordinary apartment renovation. We count from the first conversation to handover. We allow 5–6 weeks for design, and 6–12 weeks for construction. Once we have measured the apartment and agreed the work, we put your deadline in the contract.
Do I have to be at the apartment during the works?
You do not have to. The weekly report with photos lets you follow the work even if you cannot visit the site. At the inspection, we check the apartment together and note what we still need to put right.
Who approves extra work if we uncover it in the apartment?
You approve every change in writing before we do the work. If we open a wall and find something unexpected, we explain the necessary work and its price. You decide whether we go ahead. We pay for an error in the quantities we estimated. The line-item budget is attached to the build contract.
What does the warranty cover after we hand over the apartment?
You get the warranty file when we hand over the apartment. Our workmanship has a 24-month warranty from handover; materials and equipment carry their manufacturers' warranties. If a defect comes from our work under normal use, we repair it at our expense. We do not cover materials you supply or work another team does after us. Normal wear, knocks and damage after handover are also outside the warranty. If the law requires a longer term, we honour it. We put these conditions in the contract too.
