Fitting out commercial spaces in Bucharest and Ilfov.
We design, build and coordinate the fit-out of the space where you open your business or practice. We set the requirements of your business from the start, together with the permit specialists we work with.
The first conversation is free. We reply the same working day.
What we look at, depending on the business you are opening.
We set the specific requirements with the specialists, for your space. Below is what we look at when we assess it.
Restaurants and cafés
Where deliveries come in, where waste goes out and how the plate reaches the table, without the routes crossing.
Water, drainage, ventilation and electrical capacity. We check them on site before the concept.
Practices and clinics
Reception, waiting area, treatment rooms and technical spaces, in the order patients and staff use them.
We choose floors, walls and furniture to meet the hygiene requirements set with the specialists.
Salons, massage and wellness
Quiet, privacy and warm light in every treatment room.
We put the showers, basins and ventilation your services need on the plan before the works.
Shops and offices
The shop window, the shelves and the till, laid out in the order people move through the shop.
Desks, meeting rooms, storage and cabling, drawn for the number of people who work there.
What we take on and what our partners do.
You deal with us. We deal with everyone else.
We take on
We measure the space and check with the specialists whether it can support your business.
The concept, the 3D renders and the construction drawings, with the services aligned with the requirements identified.
The price of every item and the work schedule go into the build contract.
We order the materials, coordinate the teams and answer for the works we carry out.
We check every stage, carry out the final inspection with you and hand over the documents for our works.
Our partners do
Where the work calls for them, we do them with partner engineers and architects. What our offer includes is written in the contract.
The specialist firm prepares it, and you contract them directly. We put you in touch and stay in contact with them throughout.
Where the law requires a licensed installer, for gas for example, a licensed professional does the work and you keep the paperwork.
From the space assessment to handover, step by step.
Each step says what you receive and what we settle before the next one.
- We assess the space and the businessWe measure the space and you tell us how you want to work in it. Together with the specialists, we check whether it can support the business. We tell you the starting price for your work and what needs settling before design.
- We set the requirements, the responsibilities and the budgetWe set the requirements that shape the layout, the services and the materials. We write down who does each thing: us, our partners or the permit firm.We finalise the solutions once the requirements are clear.
- Concept and technical designWe draw the concept and the 3D renders, then the construction drawings and the itemised estimate. You approve the design before any orders, and the permit specialist sees it before we finalise it.
- We prepare the buildWe draw up the schedule, order the materials and book the teams. We start the works once the conditions are met and the approvals needed for that stage are obtained.
- Coordinated buildWe coordinate the teams, check every stage and send you the weekly report, with photos. We coordinate the checks along the way and prepare the documents covering our works.
- Handover and the final applicationsWe carry out the final inspection together, fix the snagging items and hand over the documents for our works. We stay in touch with the specialist for any clarifications they need for the final applications.
Permit requirements go into the design from the start.
We work with firms that specialise in the approvals and permits your business needs. We put you in touch with them from the space assessment, so we know what has to be checked before design, orders and build.
You contract the permit documentation and applications directly with the specialist firm. We stay in touch with them and align the design, the materials and the build with the requirements identified.
We do not start any work that is waiting on an approval until it is granted. The authorities issue the permit, so we cannot guarantee it.
What the budget and the timeline depend on.
We set them after we see the space. The estimate and the schedule then go into the build contract.
Budget
A shell space needs different work from one that is already finished.
Electrical capacity, water, drainage and ventilation.
Your equipment and the made-to-order furniture, drawn for the space.
Timeline
How much there is to build, redo and install.
Some works can only start after an approval or a consent.
We start the schedule from the opening date and count back, stage by stage.
What you want to know before fitting out the space.
Can you take on both the design and the build?
Yes, both. We design the fit-out, prepare the estimate, coordinate the teams and carry out the work through to handover. Design and build have separate contracts, and you sign the build only after you see the itemised estimate.
Can you help me check the space before the fit-out?
Yes, at the space assessment. We visit it together and check with the specialists whether it can support your business. We tell you what needs settling before design.
Who handles the permits?
The permit specialist firm, which you contract directly. We put you in touch with the firms we work with, and we align the design and the build with the requirements identified. The authorities issue the permit, so we cannot guarantee it.
When do we bring in the permit specialist?
From the space assessment. The specialist sees the requirements before we finalise the design and before the works that depend on them, not only after the build.
What do the cost and the timeline depend on?
On the space and the business. What matters is the condition and size of the space, the services, the equipment and the approvals some works depend on. We prepare the itemised estimate and the schedule after we see the space, and both go into the build contract.
